Everyone is responsive. Help is great. Repairs rapid. Lots of helpful people. Hope that we get a community room. Library needs organization, but is nice to have. Need more visible security. Too bad access to garage is not handicap accessible. Those stanchions could go as they interfere with handicap accessibility.

About 7:30pm, I came upon a broken exit door which could not be opened from the inside. This door is an emergency exit, so I notified the main desk and Jonathan Raboy right away. After I returned less than a hour later, I found that the door was repaired and operational again. Thank you for the quick response and repair.

Resident of 140 Prospect Hackensack. After 3 years we’re leaving. Unable to deal with the person who plays property manager but takes weeks to address issues, if at all. So many tenants are unhappy with Sarai. So many negative reviews yet she is still there. What does one have to do to make a change? I took it into my own hands and will walk away.

Zero security. The front desk people sleep at night, so anyone can walk in. The building is filthy. Management is useless and hides from the tenants. The garage is unsafe at night. maintenance does bare minimum. The best is the whole building usually smells like weed, which is just great if you have kids. It used to be a great building, although the current management has ruined the place. So happy I moved out after 10 years.

140 Prospect Ave, Hackensack is a wonderful building that is meticulously taken care of. Nancy and the staff there are welcoming and efficient. My experience was amazing unlike with other buildings I looked at. The application/leasing process has been great, Nancy is competent, diligent, responsive and totally amazing!! If you are looking for a safe, friendly, clean and helpful environment, then this is the place!!!

I've been living here going on 21/2 years and have been delighted. The building is well maitained (kept spotless) and the staff are polite, helpful and friendly. The service elevator can use a little sprucing up, but thats it. (they claim the cabs are be replaced shortly).

Nice Building, Terrible Management! Management handles repairs nonchalantly without regard for how the residents will be affected. Recently the apt above us was having concrete repair on the balcony. The constant jackhammering created an unlivable situation for days and falling debris, mortar, and lots of muddy water damaged our balcony furniture. A simple heads up that we should remove our furniture from the balcony or not plan to work at home during those days could have significantly lessened the damage and trauma but Kriegman & Smith did neither—very unprofessional and incompetent. It’s a shame because this is a very nice building.

Building Management is Incompetent. Residents are constantly being inconvenienced by delayed and sub-par repairs. The air conditioning keeps breaking and the elevators don’t work—has the feel of a college dorm! The pool jacuzzi jets have been broken since we moved in 3 years ago. The maintenance team is very good but management expects them to do everything never hiring any specialists so repairs are often not done properly. The staff turnover is sky-high due to the terribly hot and uncomfortable working conditions so we cannot really get to know anyone :(. I really hope this very nice building gets the management it deserves soon!
