Steven Horner is very good realtor. I will recommend him to all my friends and family. If you're moving from up north like us, trust me Steven is your guy. He's knowledgeable, professional and very patient. He helped my husband and I find our home. We had so many request and tons of questions via text and phone calls. Steven answered everyone of our questions promptly and never made us feel like we were bothering him. He helped us with our newly built home. While our house was being built he took his time to walk through the our house and take videos to keep us posted during the building process. He helped us find a home inspector, property insurance and he's still helping us with all the things we need to know about a owning a house in Florida. Steven was our agent for a home we just sold in Winter Garden, FL. I couldn’t imagine it going any better. He more than exceeded our expectations. The process was simple, quick, and (of course) we were very pleased with the final sale price. We found him when looking for the best agent in our area. To do this, we used raw sales data from the past 2 years via Zillow. We found he closed the fastest, consistently sold well above market value, and had strong reviews. Most agents had some of those characteristics, but he was the strongest amongst all 3. Data suggests he’s the best. And he more than delivered when crunch time came.

Where to begin!! Steven came highly recommended from a friend of mine who has been working with him for over 5 years and purchased several investment properties in the greater Orlando area. I was a first time investor (located out of state) and had questions on how to get started, best areas to focus on, and how to successfully purchase properties that were currently tenant occupied; and Steven was able to help me achieve all of that plus much more. From the beginning, Steven took as much time as necessary to provide virtual tours of all of the properties inside and out, and the surrounding areas so that I could see exactly what he was seeing, and having him there as my eyes and ears on the ground made me feel substantially more comfortable. After seeing Steven in action to rigorously negotiate some of the smallest details throughout the contract process, I know why my friend trusted him so much. There are not enough superlatives to use when it comes to Steven! He was of tremendous help during our relocation from Oregon to Florida. Since we were so far away, he was managing everything on site on our behalf. We thoroughly enjoyed our experience with Steven! We were moving from a different state and already working in Florida. The market was crazy so you had to move fast and hope your offer was accepted. Steven remained patient and positive! There were times that he spent all day with us going from one side of Orlando to the next showing us houses, then there were times he met us on a drop of a dime to show a house that just hit the market. He even did video calls when our schedules didn't allow us to meet. He kept telling us that eventually we would find the house of our dreams and we sure did! It all paid off! I never put that much thought into Realtors, but there were occasions when we interacted with other agents with Steven, and by far he was more professional and experienced than others. The moment he earned our trust was when an inspection came back pretty bad. I was curious as to whether or not he would try to talk us into moving forward with the purchase of the house. He knew we were pretty desperate so it would have been easy for him to do. But he was honest and recommended that we not proceed with that particular house. He's a good man and we highly recommend him!

Steven is a great agent! We were in a unique situation wanting to purchase an income property in Orlando from our home in Canada. Due to the complications of COVID, travel was not easy, so Steven helped us identify the right neighborhood and took us through a virtual tour of the home we ended up purchasing. He was able to guide us through the process as there are significant differences in way homes are purchased in Ontario and Florida. We ended up purchasing the home, all remotely on Docusign, and Steven acted as our eyes and ears, ensuring everything was resolved before closing day. Steven Horner provided excellent real estate knowledge and support for the Stoneybrook West home we listed with him in Winter Garden. He did a thorough analysis of the community in assisting to establish the requested list price. We ultimately settled on a slightly higher price as the marketplace was abuzz, and inventory was non-existent. The most difficult aspect of his suggested house preparation for sale was de-cluttering for the photo and video shoot. He's definitely a "minimalist" when it comes to personal items displayed within your home to be marketed. His chosen photo/video and drone vendor was outstanding. They're presentation of our property couldn't have been any better! We had 19 couples visit on the first day of showings, 6 on day two, and 4 on day three. We received four viable offers by the end of the third day - all above our listed price. He presented each offer to us with the pros/cons of the offer(s) and the financing pitfalls. He counseled us on various aspects to consider. He was very efficient in coordinating third-party site visits for inspections, appraisals and surveying. He made the paperwork simple with e-signing documents. He met us at the title company for a smooth closing. He utilized Brokers Title to conduct the closing and they were equally efficient and easy to work with. At the end of our closing he presented us with an apropos gift which was personalized and perfect for the occasion. You couldn't ask for a finer, more professional realtor, who has excellent real estate marketing savvy, negotiating strategies, financial understanding, and a down to earth approach. He's a friend for life. They don't come any better! We are very grateful for his stewardship during this important real estate sales event!
