Hi there ! I don't normally leave reviews unless it is truly needed and I feel like now is one of those moments to leave a review. My husband and I moved in from florida to another property (house) when we arrived the place had been broken into and someone was illegally tresspassing and living in the home. My husband , 21 month old , service dog and I could not reside there due to safety concerns and my triggered ptsd. We were living in a hotel for some days and was desperately home hunting. The first place we stumbled upon was the grandview at lake murray. We were welcomed in by one of the most humble kindest person I have ever met besides myself, her name is Gabrielle. I told her of our situation and immediately I felt some much empathy from her which helped me keep my held held high and gave me hope. We toured the apartments and loved it and still wanted to look around. We went and toured other places but I did not feel the same as I did when I was in the Grandview. We went back the n3xt day and started doing paperwork for our lease. Gabrielle did everything she could to get us in as fast as she could with our given circumstances, she offered to clean our apartment for us and she even changed our locks herself. I can't owe nothing to her but my forever gratitude and friendship. She IS wonderful! with me working many years in management she is the kind of person everyone needs to have as the first face you see when you walk into a place of business. I have also met one of the maintenance guys and he is the sweetest/nicest! I think his name is Paul, he's youngish, medium height and very respectful. So far we are having a great experience. Except there's soooo many spiders, but hey we're at the neck of the woods what can I say? I hope this review helps someone who's in a hard time and spot. Respectfully, Christina pridgen

My review will be long, but hopefully helpful for those on the fence about moving here. 1. Location, spacing, and landscaping: You are extremely close to Lake Murray. If you like to walk the dam/visit the lake often, you'll be within close walking distance. The landscaping is beautiful and the complex is peaceful. There are plenty of trees and beautiful flowers and plants. 2. Pricing: When I moved in 3 years ago, my base rent was just over $1,050 or so for a 1 bd/1bath. Looking at the current rates, it is NOT worth the money unless you can afford to spend carelessly. For $1,600-$1,800 you can live in MUCH nicer apartments. That is the price expected from a large city like Charlotte, or even downtown Columbia- but not Irmo. I was very surprised to see the new prices. They are doing renovations to their units, so that may be why...but overall, it is still not worth the money. Especially not for a complex lacking in some areas (more on that below). York Woods down the street is going for $1,400-$1,500 for more space. 3. Security: THIS IS NOT A GATED COMMUNITY. Do not believe their website. There are gates, but they are always open, day and night. There have been many promises to fix the gate throughout my 3 years staying here, and the longest that the gate has worked is about a week. There have been car break-ins...and the first instinct the staff had was to inform residents via email to "ensure cars are locked and valuables are out of plain view." That would be good advice, except the cars' (multiple break-ins) windows were smashed in. Locking doors will not prevent glass from shattering. Perhaps if the gate worked then these things wouldn't happen as often. 4. Lake view from residences: Do NOT be fooled by the name "The Grandview." As of late 2020/early 2021, only a select number of units are able to view the lake. There is a very large retirement building directly in front of the apartments which obstructs the view of the lake. Odds are that you will not have a lake view. 5. Thin walls and smells from other apartments: Like other reviews have noted, the walls are thin from all fronts. Here, you will not "clearly" hear your neighbors, but sound WILL seep through. This is why I recommend getting a unit on the TOP floor. If you have a downstairs neighbor who smokes, the smell can seep into your apartment. The balcony floors are also spaced-out wooden planks, so if your downstairs or upstairs neighbor is smoking, the smell will absolutely seep into your balcony and--if you have the door open--into your apartment. This is a personal annoyance since I do not smoke...but it is something to be aware of if you are sensitive to smoke. 6. Staff and management: When I first moved in, the staff were wonderful. They were very attentive, pleasant, and arranged for food trucks come to the complex. Unfortunately, that is no longer the case. The current staff may be pleasant long enough to get you to sign a lease, but after that, expect to be met with shortness, complacency and rather off-putting behavior. Residents used to be greeted with a smile when entering the main office, now the staff act as if your presence is an inconvenience. Perhaps they have some personal issues going on, or perhaps they do not enjoy their jobs. Either way, I try to avoid going in the main office as much as possible. 7. The maintenance staff: The maintenance staff has ALWAYS been attentive and timely, at least in my experience. Even the new-hires are exceptional. They do a wonderful job. 8. Amenities: The pool is beautiful and luckily still maintains a great lake view. It goes up to 5 feet and has some grills which are often used nicely. The gym is VERY small, but it has 3 treadmills, about 3 standing ellipticals, a hip abductor machine, and a pull-down weight machine. It has free weights and yoga mats, but there aren't really any places to use them unless you are the only one in the room. Because of this, I would STRONGLY recommend joining a local gym. Overall: Nicer than average apartment, but not 100% worth the money.

We are so blessed! We had another apartment lined up but it didn’t work out. In minutes, my wife found Grandview at Lake Murray. We drove over as fast as the law would allow us and signed for a new apartment, we got the keys that day. Michelle in the office is a God sent! My wife and I are so grateful for the understanding of the situation and the willingness to work with us. We’ve walked around the complex and it’s beautiful, the people seem friendly. We give this place an 11-10

I live on the top floor and unlike a lot of reviews on here I have never heard any of my neighbors. The price does increase with each lease which is disappointing because I lost my whole lake view and price increases even though a new building went up in front of ours. I only wish we would get the hallways pressure washed more often and would love if the pool opened up earlier in the morning. I've been here almost two years.

Paper thin walls. Neighbors arguing at all hrs of the night, smoke in my apt from smokers so I bought air purifiers, 60 gnats a day in my apt so bought traps (advice from mgr)because maintenance just poured fruit fly liquid down the drains, hear toilets flush, bed above me sounds like coming thru the ceiling. Entry ways filthy. Beware!

I wish I had listened to the negative reviews before deciding to live here. The office staff is TERRIBLE and they have such a high turnover rate. At move out, they are charging us $600+ for carpet replacement when there was only mild wear and tear due to us residing there for almost 3 years! The grounds are filled with pet waste. They rarely power wash stairwells. There’s barely any view of the lake due to the newly built retirement center however, they continue to raise their rent prices. Very poor customer service from office staff. DO NOT LIVE HERE. THEY ARE CROOKS! There are much better places you could live for the cost. We are seeking legal advice for the charges from move-out.

I stayed here for 7 months, and most of the experience was standard/enjoyable. I was extremely irritated, however, with one thing. I moved in about a week into my lease. Upon arriving I discovered that my door was already cracked open, which was weird. Also, all the lights were on, the heat was on (in the summer), doorstoppers were missing, and there were loose screws throughout the carpet. It looked as if They got halfway through making it rent-ready and then forgot about it. I’m lucky i didn’t step on a screw. I had to place some vents manually that were lying around. I also had to foot the electric bill for that week. The front desk never took me seriously or returned my calls. I handed the front desk attendant a bag of screws that I had found in the carpet throughout my stay at checkout. Very frustrating

Place is beautiful. Did a roadie drop off there. Some buildings you can see Lake Murray. Grounds are neat, clean, and landscaped properly. If I didn't own my own home, I would try to live there.🙂

If you are planning to lease here don’t. Leases mean nothing to management. Management refuses to review or provide a hard copy of your lease. I was given two reasons, it cost to much money for paper, so I went and purchased a ream of paper and provided it to the office. Then was told it was a “green thing”. Management changes garage rental prices without notification. Renters receive rent due statements totally beyond explanation. One month $5000.00 +, the next month $8500.00 +. Then being told adjustments would be made to correct their mistake. Especially correcting the charge for a garage rental. Only to be told by the assistant manager that the manager said no. The assistant manager refused to review the lease or even provide information as to where in the lease, 45 pages plus, where the garage contract was addressed. Why, the assistant manager didn’t like my attitude or nothing constructive would come out of any further conversation. The stairways are filthy from the trash collectors dragging the bags down the steps and causing the bags to leak. Don’t take this as a disgruntled renter, but as a frustrated renter.

Great staff and customer service as well as a clean apartment complex plus dog friendly. Leasing agent Desiree Jackson is as good as they come. She will answer any questions you may have. Professional to the core and is knowledgeable on every aspect in property management. I recommend her if you are thinking about acquiring!
